Introduction
As a Property Investor, amongst your major concerns would be that your portfolio either retains or improves its value, not only from a rental perspective but as a source of future capital gain when the time comes to sell.
The following checklist has been developed to help ensure you achieve the maximum return on your investment.
Prior to leasing the property we recommend that the following items are checked:
External
- Lawns and edges are trimmed and all rubbish removed
- All garden beds are weeded and neat
- Garage is empty and that the doors function properly and there are keys available for security
- All gates are oiled, safe and in good working order so they can be secured to make them child-safe
- That the boundary fences are in good order
- That the clothes line is in good working order
- If needed, give the outside of the property a clean down and a repaint if required
- Check all guttering and down pipes for rust and or leaks and repair as necessary
- If there is a pool, ensure that the fence is secure and that the gate has a child proof lock. You should also ensure that the filter and pumps are in good working order
- Ensure all paved areas are safe free of loose pavers or exposed sections
- Ensure both front and rear exits are free of loose tiling and that hand rails and stairs are secure and safe
Internal
- All electrical/gas appliances should be clean and in good working order
- Ensure there are smoke detectors and that they have been tested
- Make sure all walls are clean and cobweb free
- Ensure all carpets are clean and in good condition, free from rips or tears that could cause foot traffic to trip or fall
- Ensure all tiled areas are safe and that none are no loose or missing
- Ensure all toilets, showers, and taps are working and that none leak or drip
- Ensure all exhaust fans are clean and in good working order
- If there are air conditioners, ensure that filters have been cleaned and are in good working order
- Check that all windows work and can be secured and that keys are available for those with locks
- Make sure all doors work properly and that the appropriate keys are available
- Check that fly screens have been cleaned and any tears repaired
- Ensure all kitchen cupboard doors are secure and in good working order
- Ensure all curtains and blinds are clean and in good working order
- Clean all light fittings and replace any bulbs not working
- Ensure all electrical wiring is safe; it is a good idea to install a safety cutout switch
The above list, when acted upon, should ensure that your investment portfolio will be attractive to most prospective tenants. It will also help reduce major maintenance costs as neglected repairs usually escalate over time
